  • Operations & Maintenance:.
  • Oversee the daily operations of all building systems, including HVAC, electrical, plumbing, life safety, and security.
  • Develop and implement a preventive maintenance program to minimize downtime and extend the life of equipment.
  • Manage and coordinate all repairs, renovations, and refurbishment projects.
  • Ensure the facility is clean, well-maintained, and presents a professional image.
  • Vendor & Contract Management:.
  • Source, negotiate with, and manage contracts for external vendors, including janitorial, security, landscaping, and maintenance services.
  • · Monitor vendor performance to ensure service level agreements (SLAs) are met.
  • Manage the facility budget and control expenses related to utilities, supplies, and services.
  • Health, Safety & Compliance:.
  • Ensure the facility complies with all local, state, and federal health, safety, and environmental regulations (e.g., OSHA, Fire Codes).
  • Conduct regular facility inspections and risk assessments.
  • Act as the primary point of contact for emergency preparedness and response, including creating and implementing emergency procedures.
  • · Manage waste disposal and recycling programs.
  • Space Management & Projects:.
  • Plan and coordinate office moves, additions, and changes to the workspace (office ergonomics).
  • Assist in managing space allocation and layout planning to maximize efficiency.
  • · Oversee small to medium-scale construction and renovation projects on time and within budget.
  • Bachelor's degree in Facility Management, Engineering, Business Administration, or a related field.
  • · Proven experience of [e.g., 5+ years] in facility management or a similar role.
  • · Strong knowledge of building systems, operations, and maintenance.
  • Excellent understanding of workplace health, safety, and environmental regulations.
  • Proven experience in budget management and financial acumen.
  • Superb vendor and contract management skills.

  • Strong communication and interpersonal skills.
  • Fluent in both Japanese and English.
