- Operations & Maintenance:.
- Oversee the daily operations of all building systems, including HVAC, electrical, plumbing, life safety, and security.
- Develop and implement a preventive maintenance program to minimize downtime and extend the life of equipment.
- Manage and coordinate all repairs, renovations, and refurbishment projects.
- Ensure the facility is clean, well-maintained, and presents a professional image.
- Vendor & Contract Management:.
- Source, negotiate with, and manage contracts for external vendors, including janitorial, security, landscaping, and maintenance services.
- · Monitor vendor performance to ensure service level agreements (SLAs) are met.
- Manage the facility budget and control expenses related to utilities, supplies, and services.
- Health, Safety & Compliance:.
- Ensure the facility complies with all local, state, and federal health, safety, and environmental regulations (e.g., OSHA, Fire Codes).
- Conduct regular facility inspections and risk assessments.
- Act as the primary point of contact for emergency preparedness and response, including creating and implementing emergency procedures.
- · Manage waste disposal and recycling programs.
- Space Management & Projects:.
- Plan and coordinate office moves, additions, and changes to the workspace (office ergonomics).
- Assist in managing space allocation and layout planning to maximize efficiency.
- · Oversee small to medium-scale construction and renovation projects on time and within budget.
- Bachelor's degree in Facility Management, Engineering, Business Administration, or a related field.
- · Proven experience of [e.g., 5+ years] in facility management or a similar role.
- · Strong knowledge of building systems, operations, and maintenance.
- Excellent understanding of workplace health, safety, and environmental regulations.
- Proven experience in budget management and financial acumen.
- Superb vendor and contract management skills.
- · Excellent problem-solving, organizational, and multitasking abilities.
- Strong communication and interpersonal skills.
- Fluent in both Japanese and English.
